Does a Buyer’s Letter Help in a Multiple Offer Situation?

Some real estate advice columns suggest that when buyers are trying to purchase a home in a market where the inventory of homes is low, such as the Sarasota market is currently experiencing, the buyers should write a personal letter to the seller to attach with the offer in hopes that it will make their offer more appealing than others.


My experience has been that not only do emotional letters from a buyer not influence a seller’s decision either for or against the buyer, the writing of the letter can have a negative impact on the buyer’s ability to negotiate with the seller.   Think about it for a moment.  By writing a personal letter telling the seller how much you love his/her home, you are also telling the seller that you may be willing to pay more for that home you are in love with.   Or should other issues come up during the home inspections once you are under contract, the seller may be less likely to bargain with you over repair items because the seller already knows how much you love and want that home.


When working as a buyer’s agent, my goal is to protect their interests, including their financial interests during the negotiating process.   Buying a home can be an emotional process.    Which is understandable, but don’t let your emotions cloud your judgement.  Better to make a strong offer and if you are going to be getting financing, accompany that strong offer with your pre-approval letter from your lender.
