Cobblestone on Palmer Ranch – a new construction community

Although as I write this the model homes at Cobblestone on Palmer Ranch are not yet open at the McIntosh Road location, Taylor Morrison is providing a sales representative at one of the villa models at their Esplanade by Siesta Key location, as that particular floor plan will also be available in Cobblestone.

Cobblestone will consist of 180 homes on approximately 70 acres.  Home sites are 45, 52 and 62 feet wide.  The 45 ft wide lots will be for the villas, the 52 ft wide lots for the Novelli series homes and the 62 ft wide lots for the La Palma series homes.  Lot premiums range from $2000 to $39,000 (for preserve and lake front lots).   Villa prices (currently) start at $338,900 and single family homes at $385,900.  Villas are 2 or 3 bedroom with den, 1686 or 1926 sq ft living space.  Single family homes range from 1856 sq ft for a 2 bdrm with den to 2929 sq ft for a 3 bdrm with den.  Lawn maintenance will be included in the quarterly HOA fees, which will run just over $800/quarter.

Amenities will be very similar to those at Esplanade by Siesta Key — clubhouse with fitness center, kitchen, activities and meeting rooms, resort-style pool, bocce ball courts and a dog park.  Cobblestone will also have a full time lifestyle director.  In fact, Cobblestone is already putting out a monthly lifestyle guide for it’s soon to be residents.

Lots are selling quickly, a large number of sold stickers are already posted to the site map at the temporary Cobblestone sales office.

Buyers, there are benefits to having your own representation when buying a new construction home.  Remember, the site agent works for the developer/builder.   An experienced agent will direct you to new construction that fits your budget in the area where you want to live.  As you toured models together, an experienced agent will help you distinguish the upgrades from the basic house and point out the options that are prudent choices.   An experienced buyer’s agent knows how to present requests and negotiate on your behalf. Many builders are inflexible, but a good agent can work with the site agent to get things done that might not normally happen.
